Concord Single-Family Market Update: Fall 2026

Concord’s single-family market is holding steady on price, but it’s shifted toward buyers. Typical values in every Concord ZIP are within 1% of where they were a year ago. Meanwhile, more homes are for sale than usual and more sellers are cutting prices.

That’s not bad news. It just means the strategy matters more than it did a few years ago. Here’s what’s going on, ZIP by ZIP, and what I’d keep in mind whether you’re selling, buying, or both.

Concord by ZIP

Concord isn’t one market. A typical single-family home runs about $630K in 94520 and about $884K in 94518, and each ZIP is moving a little differently.

A few things jump out:

  • Prices are flat, not falling off a cliff. Every Concord ZIP is within 1% of last year.
  • 94521 has the most price cuts. More than 4 in 10 listings there have cut their price, and homes are taking about 12% longer to sell than last year.
  • 94519 and 94518 are moving faster. Days on market dropped about 44% in 94519 and 19% in 94518 compared to last year.
  • 94520 sellers are holding firm. Only about 1 in 6 listings has cut its price, the lowest in Concord.

The bigger picture

Concord is still the value play in central Contra Costa. You get a single-family home here for a lot less than in Pleasant Hill, Clayton, or Walnut Creek.

That gap is part of why buyers keep showing up, even in a slower market. Values across Concord are about 10% to 12% below the June 2022 peak, but they’ve mostly leveled off.

Looking ahead, Reventure’s forecast calls for prices to ease a bit more over the next 12 months: about −2.5% in 94519, −3.0% in 94520, −4.3% in 94518, and −4.4% in 94521. A forecast is an estimate, not a promise, but it’s worth factoring into your timing.

If you’re thinking about selling

If you’ve owned for a while, you’re likely sitting on solid equity. In 94518, for example, the typical home is worth about $162K more than it was in 2020. The question isn’t whether you’ve gained, it’s how to keep as much of it as you can.

  • Price it right from day one. With more homes to choose from, buyers skip the ones that feel high. The listings that end up cutting usually sit longer and net less.
  • Make it shine. When buyers have options, condition and presentation matter. Small fixes and good photos go a long way.
  • Think about timing. Reventure lists February as the best month to sell in 94519, 94520, and 94521, and March in 94518. Just weigh that against the forecast, which points to slightly softer prices over the next year.
  • Plan the next move first. If you’re buying again, know your numbers on both sides before you list.

If you’re thinking about buying

This is the most room buyers have had in Concord in years. Homes for sale are running about 29% to 45% above normal, depending on the ZIP.

  • You have choices. More inventory means you don’t have to jump on the first house you see.
  • There’s room to negotiate. In 94521, about 43% of listings have cut their price. In 94519, it’s 38%. Asking for credits or repairs is on the table again.
  • Fall can work in your favor. Reventure lists October as the best month to buy in 94518 and 94521, and late summer in 94519 and 94520. So this fall is still a good window.
  • Get pre-approved first. Knowing your budget lets you move fast when the right house shows up.
