I grew up in Mira Vista Hills. Years later, I bought my parents’ home here. So when I say I know this neighborhood, I mean I really know it.
That’s why my latest sale meant a little more than most.
My sellers were my neighbors, and two of the sweetest, most reasonable people you’ll ever meet. And the buyer? He grew up here too. His parents still live in the neighborhood. He wasn’t just buying a house. He was coming home.
Apparently that’s what happens in Mira Vista Hills. People leave, and then they find their way back. I’m living proof.
Here’s my confession: this transaction was so easy, I’m not totally sure I earned my commission. (Please don’t tell my sellers.) But it was a good reminder of how a deal should go. Here’s what I took away from it.
1. The agent on the other side matters more than you think
Most people don’t realize how much the other agent shapes their experience. On this one, the buyer’s agent was great: responsive, professional, and easy to work with. When both agents are focused on getting to the finish line instead of winning every little point, everybody wins.
2. Inspections aren’t the end of the world
The only real bump in this deal was inspections. That’s normal. Every house has something, even the well-loved ones. We looked at what came up, talked it through, and found a fair solution. No panic, no drama. Inspections are just part of the process, and staying professional is what gets you through them.
3. Reasonable sellers win
My sellers understood today’s market. They didn’t fight the numbers. They listened, made smart decisions, and kept the big picture in mind. Being realistic about price is the fastest way to get to the closing table, and it takes a lot of stress off everyone.
4. When your agent’s incentives match yours, you know they’re on your team
We set up my commission based on the sale price. The more money I got for them, the more I earned. Simple. We were on the same team from day one.
I’ll be honest: this market didn’t do either of us any favors. Prices aren’t what they were a couple of years ago. But my sellers knew I was fighting for every dollar, because it was my dollar too.
Turns out tying my paycheck to the sale price works a lot better when the market plays along. Noted.
5. When everyone hits their deadlines, nobody has to chase (mostly)
Here’s one I don’t get to say very often: I never once had to call the lender for an update. Every loan deadline was met, right on time. That’s the dream, and it’s worth saying out loud.
I kept waiting for the other shoe to drop. It never did. At one point I checked my phone just to make sure it was still working. Twenty years in, and a quiet escrow still makes me nervous.
Okay, there was one hiccup: getting signed disclosures back from the other side’s transaction coordinator. That part moved… slowly. It didn’t bother me much, but my TC had some feelings about it. I’m pretty sure a few strongly worded emails got written and then deleted. Lesson within the lesson: a deal only moves as fast as its slowest piece of paperwork.
Welcome home
Mira Vista Hills has a way of pulling people back. The buyer came home. I came home. And I have a feeling there are more homecomings ahead.
